			<content:encoded><![CDATA[<p>The Sussex open house was busy on Sunday.  We had about 15 sets of people meander through.  Many visitors were surprised to find that this 3 bed, 2 bath also includes a newly constructed, detached, two-car, garage with a studio apartment above it.  The house is very deceiving;  from the front curbside it doesn&#8217;t really look all that big BUT many people, including myself, were shocked at out how spacious the inside is.  There is over 2,300 sqt feet of livable/usable space.  The owner put some work into this home with some appealing upgrades.  The old garage was converted into an extra bedroom, newly carpeted, painted, with closet space, recessed lighting and extra storage off the rear of the room.  The kitchen is definitely chef friendly with plenty of cooking space; extra wide stainless steel fridge, gas range, GFI outlets, concrete counter tops with little breakfast bar nook.  Off the kitchen there is a sizable dining area that leads right out onto a back deck.  There are wood floors throughout half the main level, which are in decent shape.  There are also newer windows in most of the rooms.  Well&#8230; I ramble but I&#8217;m telling you, with that new studio apartment out back, at $349,900, this a gem in the University area.  And given the fact that this is not a beaten down rental in dire need of work, it should get scooped up pretty quickly.</p>
